Rare plot of land for sale along the river on rue Patrimoine

The plot of land located at 2A rue Patrimoine is for sale. The property, which is directly along the river and a bike path, is being priced at $888,000. According to the current owners, the land used to be Crown land before they purchased it. With the increased construction of residential buildings in the area, many are concerned that if sold, more buildings will be built in the highly valued area in Aylmer.
When speaking to the Bulletin, the current owners highlighted that the property is in a residential zone and future owners will only be allowed to build a single-family home. Therefore residents need not worry about apartment complexes being built along the river.
The current owners noted that they plan on keeping 2B rue du Patrimoine, the lot behind 2A that is currently for sale. The owners also stated that they are not big developers but regular people who enjoy their riverfront property and want to sell the lot so others may enjoy it as well.
“This property is not a public green space; it is private property. We are not taking away anyone’s green space. We are simply exercising our right as owners to sell the plot of land,” said the owner. “This is our small way of contributing to the densification of old Aylmer, through bringing another family to the area who will in turn support the economy.”
The western part of the property is in a 0-20-year flood zone. This means it is likely to flood every 1 to 20 years. Another section of the property is in a 20-100-year flood zone, which is less risky but can still occur every 20 to 100 years. However, the current owner of the property said that there is no history of flooding on the property even in the years when the area experienced increased spring flooding.
